REFURBISHMENT: Case Studies...

Working closely with the Carbon 60 Project Manager, Graham Manly, we were requested to quote for, and upon acceptance, carry out a range of works from ‘First fix’ to ‘Finishes’.

The objective of the Carbon 60 Project was to carry out replacement of equipment and to refurbish and insulate key areas in order to reduce the carbon footprint of both CIBSE training centre and their head office Delta House in Balham London.

First Fix

The start of the project was for LGG to supply and install access platforms and kit platforms in the loft space area of the Training Centre. These platforms were installed on the existing roof trusses using 22mm T&G Chipboard as specified by the structural engineer.


The loft space of the Training Centre was unused and therefore had no existing lighting circuit so installing temporary working lights was a priority. This was achieved through the supplying and installation of fluorescent light units in the loft space

Case Study: C.I.B.S.E Balham Carbon 60 Project

We were contracted by Wallace Space Ltd. Following successful quotation LGG conducted a three phase refurbishment project to their Covent Garden Site in Central London.

The work was set out in three phases to allow Wallace Space to continue trading during the refurbishment with works carried out over the Christmas period in order to keep disruption to a minimum. Subject to a very tight schedule all three phases of the project were completed on time.

Acoustic Partition Walls and Ceilings

Phase One consisted of the refurbishment of an additional open plan space in their existing building. Initial work saw the installation of a new DB acoustic ceiling which gave maximum sound insulation. Installation of wall dryline system to divide the existing open space into x4 meeting rooms. Using proprietary materials, the plasterboards used were the most cost effective to be sourced and the acoustic insulation used was formed of a material derived from recycled plastic.

Each new meeting room was fitted with Air Conditioning units which were sourced from those located elsewhere in the building and re-located.  

Air Conditioning

The additional x2 new air conditioning units supplied were chosen for their energy efficient values, being inverter units they benefit from having lower start up power surges compared with some other A/C units giving reduced cost of operation against time.


Each room was fitted with new energy efficient light fittings which had twin features of being both daylight fluorescent and directional spot. The new light fittings were complementary to the existing fittings in other meeting rooms, while being more efficient and still cost effective there was no sacrifice to style and functionality. Savings were made by re-using the existing wire circuit for lighting following careful assessment of integrity of that wiring

Calculations were made to the existing power ring main and reconfiguration was carried out to the socket outlets to suit the new meeting rooms layout.

Data Network and Servers

A new CAT5e Network of data points was installed across the new meeting room’s layout; cost savings were made by keeping the number of data points to a minimum.

Given the long term relationship of support to this client LGG were aware of their desire to achieve a reliable wireless network. We have previously installed CISCO wireless routers in both of Wallace Space sites. Following planning of exact locations we created a very reliable WI-FI network that set a precedent for all future installs.

A new position for the Comms cabinets was required so re-route of existing networks and switch links was carried out in preparation for our IT engineers to move the servers. The server moves were completed out of hours so there was no down time effect on the customer.


Décor of the x4 new rooms was carried out by our own decorating team, and with their significant experience and interest in the development of new tools and products for decorating trade we were able to keep the costing very competitive. We were able to carry out the decorating at speed through the use of airless spraying equipment to cover large areas at a time and leave a superb finish to the project.

Hand Over's

Work on phase 2 and 3 consisted of creating more letting space for Wallace, again taking into consideration the customer’s needs in creating comfortable, functional and stylish meeting rooms to be let. Each phase was completed on schedule and handed over on the agreed date allowing Wallace Space to fulfil the bookings they had already taken on the seven new rooms.

All rooms were finished to customer satisfaction and the stylish fresh rooms complete with low energy media flat screens installed have been very popular with their customers.
